Before we proceed with signing a Management Agency Agreement, we take the time to thoroughly assess your property, just as we would if we were preparing it for sale. Our process begins with comprehensive research on your property and comparable homes in the area, ensuring we are well-informed and prepared.


During our visit, we will walk through your property with you, room by room, to evaluate its current condition and discuss our management process in detail. We will also complete a condition report and, if you're ready, finalise the Management Agency Agreement.

When conducting inspections for rental properties, we bring the same level of attention and professionalism as we would if we were selling your home. Each inspection lasts a full 15 minutes, allowing us to highlight the property’s key features to prospective tenants.


To ensure complete objectivity, the agent conducting the inspection is not involved in the initial review of tenant applications. Instead, all applications are first assessed based on our strict criteria, which include employment stability, rental history, and financial capacity.

Once we’ve compiled a shortlist of qualified applicants, the inspection agent provides additional input based on their on-site interactions. We then proceed with the final selection process upon receiving approval from the property owner.

Before handing over the keys to a tenant, we ensure that all reservation fees, bonds, and cleared funds are in place, no exceptions.


Once the tenancy begins, managing rent becomes our top priority. To streamline this process and ensure consistency, we utilize a direct debit system. Rent payments are scheduled in advance of the due date, allowing us to promptly address any dishonoured payments and resolve them before they become a problem.

Direct debit also simplifies the collection of smaller charges, such as utility contributions, which can often be overlooked and cause unnecessary stress for property owners.

We collaborate with a carefully selected team of fully licensed and trusted tradespeople to handle all maintenance needs at your property, ensuring each job is completed efficiently and to the highest standards.


Tenants can report maintenance issues at any time through our dedicated app. All requests are instantly logged and managed by our team, allowing us to address any problems promptly and transparently.

Our comprehensive trust account system ensures your financial records are always accurate, up to date, and easily accessible. Each month and at the end of every financial year you’ll receive detailed statements, available instantly through our secure property management software. As a client, you’ll have direct access to this platform, making it easy to review current activity or revisit historical records at any time.

At the end of each 12-month period, we conduct a detailed annual review of your investment property, focusing on three key areas:

  • Property Condition – Assessing wear and tear, identifying maintenance needs, and spotting opportunities for improvement
  • Current Rent – Reviewing whether the current rental rate aligns with market trends
  • Equity Growth Opportunities – Highlighting upgrades that could increase the property’s value and build your equity

Following this review, we provide a comprehensive Annual Inspection Report. We also notify your tenant of the upcoming rent review and invite them to suggest a revised rental amount.

  • We then complete a Comparative Market Analysis, using the same approach we would if the property were going to market. Based on this, we provide:
  • A recommended new rental amount
  • A list of any required maintenance
  • Suggestions for value-adding improvements, where supported by your equity position
